Four papers to see before you pay.
The society lists DC conversion, A-Khata certification and BIAAPA approval for Serene Greens. It does not publish the document numbers. Ask to see each document, check it at the source, and have your own property lawyer read it before you pay anything beyond a refundable token.
Try the four checks on the sample layout. It is an illustration, not the Serene Greens plan.
What each paper answers
- Layout approval
- Did the planning authority permit plots on this land?
- Conversion and title
- Can the land be used for housing, and can the seller sell it?
- Khata or e-Swathu
- Does the property record name the seller and match the plot?
- RERA registration
- Are the layout and the agent on the public register?
Short answers first
Every guide opens with the answer, then shows the documents behind it.
BIAAPA vs BMRDA: who approves layouts near Bengaluru airport
Layouts around Kempegowda Airport have historically needed approval from BIAAPA, the airport-area planning authority, while BMRDA plans the wider Bengaluru region. Which one governs your plot depends on its survey number, so confirm directly with the authority.
Khata, e-Khata and e-Swathu for plots outside Bengaluru city limits
Plots inside urban local body limits use an e-Khata. Plots in gram panchayat areas use the e-Swathu record (Form 9 and Form 11). Many airport-corridor plots are in panchayat areas, so ask which record applies and check it matches the layout approval.
RERA for plotted developments in Karnataka: when a layout must be registered
A plotted layout generally needs K-RERA registration when it is larger than 500 square metres or the developer provides infrastructure such as roads, water and drainage. Agents who sell registered projects must hold their own K-RERA registration. Verify both on the official portal.
