RERA for plotted developments in Karnataka: when a layout must be registered
- Last updated
- 4 November 2026
A plotted layout generally needs K-RERA registration when it is larger than 500 square metres or the developer provides infrastructure such as roads, water and drainage. Agents who sell registered projects must hold their own K-RERA registration. Verify both on the official portal.
When registration applies
Under the Real Estate (Regulation and Development) Act, a plotted development usually has to be registered when one or more of these is true:
- The land in the layout is larger than 500 square metres.
- The developer promises or builds infrastructure such as roads, water lines, drainage or electricity.
- The layout is advertised and sold as a planned development.
Raw agricultural land sold with no development obligations is generally exempt. Exact thresholds and exemptions are set out in the Act and Karnataka's rules, so ask your lawyer to confirm for the specific layout.
What to verify on the K-RERA portal
| Check | Why it matters | | --- | --- | | Project registration number and validity | An expired or lapsed registration is a red flag | | Promoter name and land details | Must match the seller and the survey numbers in your documents | | Promised amenities and completion date | The legal commitment you can hold the developer to | | Complaints or orders against the promoter | A record of how the developer treats buyers |
Use the official Karnataka RERA website at rera.karnataka.gov.in. Do not rely on a screenshot sent by the seller.
Agents and channel partners
Agents and brokers facilitating sales of registered projects must register separately. If you are dealing through any intermediary, including us, ask for their K-RERA agent registration number and verify it yourself.
What RERA does not do
RERA does not clear title, grant layout approval or convert land. Run the full due-diligence checklist and read the guide on layout approvals.
Questions people ask
Does every plot sale need a RERA number?
No. Raw land sold without development obligations is generally outside the Act. A layout that is developed and marketed as a project usually is not. If the seller claims an exemption, ask your lawyer to confirm it.
Does a RERA number prove the title is clear?
No. RERA registration shows a project is registered and its promised details are on record. It does not replace your own title search, conversion order and approval checks.
Does the person selling to me need to be registered?
An agent or broker who helps sell a RERA-registered project must hold a valid agent registration and present it when facilitating a sale. Ask for the number and verify it.
